Southeast Charlotte NC Single Family Real Estate Market History August 2008-September 2009

The single family real estate new listing activity in the Southeast Charlotte NC region (mls area 4) peaked in April 2009 while under contract and sold single family real estate listings were highest in June 2009 and since then activity has tapered off a bit.
Compared to a year ago, August and September 2009 both had a slightly lower amount of new listings, under contract activity was about the same compared to last year but the amount of successfully sold single family real estate listings was down slightly (143 sold in Aug/Sept 2009 compared to 165 sold Aug/Sept 2008).
Since August 2008, average sales prices for sold single family real estate listings in Southeast Charlotte NC have ranged from $270,090-$378,728. The average sales prices dipped through the winter and early spring of 2009 reaching a 13 month low in March 2009 which also happens to be when the rate of new real estate listings was on the rise.
The average days on market for sold real estate listings in the Southeast Charlotte NC region has fluctuated between the mid 80’s to over 120 days. Since April 2009 the average days on market for sold real estate listings has remained above 95 days.
The ratio of sales price compared to list price for sold real estate listings remained fairly consistent between 94-96% through August 2009 but that changed in September 2009 when sales prices dipped to an average of around 92% of final listing price, the lowest level in the past 13 months.
