Single Family Real Estate Market in South/Southwest Charlotte NC August 2008-September 2009

      In the South/Southwest region of Charlotte NC (mls area 6), recent under contract and sold listing activity has been on a gradual decline from an 13 month peak in June 2009.

      For August and September 2009, under contract activity was up 10.9% from a year earlier and the number of sold SSW Charlotte real estate listings was 36% higher than the same months in 2008.

 

   Average sales prices for successfully sold single family real estate in the South/Southwest Charlotte NC region have been mainly hovering in the $200,000-$250,000 range

 

        The recent average sales price movement since June 2009 has been downward, indicating recent successful home sales activity trending toward lower price points.  (More sales at the lower price ranges pulls average price data down).

   The average days on market for sold single family real estate in South/Southwest Charlotte NC has  wavered up and down over the past year, but the overall trend since August 2008 has been upwardmeaning successully sold homes are in general spending more time on the market before going under contract.

 

    And finally, when it comes to % of sales price compared to (final) list price, SSW Charlotte NC real estate sales have been averaging between 94-96% of the final listing price consistently since March 2009.

 

***Note about that outlier in January 2009.  There was a home that was sold as an auction listing and the closed sales price was quite a bit higher than the mls starting bid price, so that skewed the January 2009 data.   For the other January 2009 closed real estate listings sales price/list price ratio was 94%.  

   After trending down from August 2008 - February 2009, the average sales/list price ratio has remained in that 94-95% range since March 2009.
