In the Southeast Charlotte NC region (mls Area 4), the current single family real estate market in general remains in buyer favored territory with elevated levels of real estate supply when it comes to Southeast Charlotte NC homes for sale.
Of course, that’s the general single family real estate market snapshot for Southeast Charlotte NC - including all price points for single family homes. Looking at real estate activity by price range is also helpful:
By price range, the highest levels of real estate activity (active, under contract and recently sold homes) in the Southeast region of Charlotte NC are clustered in the $100’s, $200’s and $300,000 price ranges.
As an additional insight, taking a look at how recent successful single family sales relate to the amount of supply (active listings), currently the entry level price points under $200,000 have the lowest levels of real estate supply right now with 5-6 months worth of real estate inventory. So, under $200,000, real estate market conditions are in balanced territory and supply of single family homes for sale isn’t excessive.
The level of real estate supply increases with price range in the Southeast Charlotte NC real estate market. Over the $200,000 threshold, real estate supply jumps to over 11 months and remains in a state of excess supply above that price point.
One note: the $900,000 range does have supply and it’s actually infinite right now with 0 successfully sold listings in the past 3 months (infinite doesn’t graph very well).
Above $200,000 for the Southeast Charlotte NC region: Very strong buyer favored real estate market conditions, and plenty of options for buyers to choose from.
