Charlotte NC Home Sellers, A Home Warranty Isn’t Going to Sell Your House

   When selling a home in Charlotte NC offering or advertising a home warranty isn’t going to sell your house.  Sure, driving around town you’ve probably seen them, the signs advertising “home warranty!” on for sale signs.  They may add a splash of color to the yard sign in front of that Charlotte NC home for sale but really, they’re not going to make that house sell any faster or for any more money.

   Offering a home warranty isn’t going to set your house apart from the competition and I’ve never known a buyer to search for “houses offering a home warranty” as a feature.  The offer to purchase actually has a place where buyers can request a seller paid home warranty as part of the offer terms, buyers know they can ask for one if it’s important to them.

   A home warranty won’t change the house features, layout, size, property location, yard space or how well it meets buyers needs.  It’s not going to have buyers knocking down your door because it just really isn’t a significant point of difference between you and competing homes for sale nearby. 

   I’m not suggesting you as a home seller ignore home warranties, you may decide having one in place while your house is listed is a benefit to you.  Just don’t expect the presence of a home warranty to work miracles and magically set your house head and shoulders above the other houses buyers have to consider.  Because it won’t. 

   Your home’s features, its condition, how it’s priced, what it offers and how that matches a buyer’s lifestyle needs, how it shows and how it compares to other available nearby Charlotte NC homes - that’s what matters when it comes to standing out from the competition.  Not whether you’re willing to pay for a home warranty as part of the sale of your home.
