Cameron Wood Neighborhood Real Estate Market January 2010

    As of January 30, 2010 there are 21 available homes for sale in the Cameron Wood neighborhood in Charlotte NC with list prices ranging from $199,900 to $409,900.

   Under contract activity is up slightly from a month ago with 4 Cameron Wood real estate listings currently under contract.

   However, the overall real estate inventory level for the Cameron Wood neighborhood remains quite elevated with a total of 11.7 months supply of homes for sale - well above balanced real estate market conditions.

    The majority of real estate activity in Cameron Wood has been in the mid-price points for the neighborhood, though there are available real estate listings from just below $200,000 to just over $400,000.

   Under contract activity has recently been focused primarily in the $250,000 to $299,999 price range.

     The 11 successfully sold Cameron Wood real estate listings since late July of 2009….

- had an average sales price of $290,063 (range was $225,000 to $379,900)

- spent an average of 50 days on the market before going under contract (range was 7 days to 221 days)

- sold for an average of 94.5% of the Original List Price (range was 86.5% to 98.5%)

- seller paid closing costs were included in 7 of the 11 recent Cameron Wood real estate sales, and those concessions ranged from $3,500 to $7,500

Cameron Wood is a South Charlotte neighborhood of single family homes, located between Park Rd and Carmel Rd.  Home were built from the 1980’s to early 2000’s and include Ranch, 1.5 story as well as 2 story homes.  Cameron Wood also has a swim and racquet club membership option (membership fees apply) with pool, clubhouse and tennis courts.
